Warwickshire Office Development Primed to Take Advantage of Office Space Shortage
A Warwickshire office development is set to benefit from a shortage of top quality office space and a dearth of development opportunities, according to a leading Midlands office agent.
John Bryce, director of Birmingham and Solihull-based commercial property agency KWB, says that Abbey Park in Stoneleigh in Warwickshire has attracted high interest in a new 34,000 sq ft grade A office building at the 60 acre landscaped office campus, where occupiers already include AGCO (formerly Massey Ferguson), Draexlmaier, City & Guilds and The British Horse Society.
Mr Bryce said: “We have enquiries not just from occupiers already based in Warwickshire, but also from those looking to relocate from Solihull, along the M42 corridor, from central Birmingham and elsewhere in the country. We are having a number of interesting conversations.”
The 34,000 sq ft office building will be the first phase of an eventual 128,000 sq ft office development across five buildings at the semi-rural office campus which is managed by KWB’s Property Management Department.
"The oven ready development at Abbey Park provides the high quality and specification of building, and size and flexibility of floorplate required by major office occupiers. Design, planning and procurement are all in place to start construction as soon as an occupier signs up,” continued Mr Bryce.
“Abbey Park is a beautiful tranquil location, less than three miles from Jaguar Land Rover’s Global Headquarters. It offers high quality architecture coupled with everything a modern business requires, such as excellent IT connections.”
Abbey Park is just 15 minutes’ drive from Warwick, Leamington, Coventry, Kenilworth, and Junction 15 of the M40, and close to both Coventry and Warwick Parkway railway stations, which provide links to Birmingham and Coventry Airports.
The new office building at Abbey Park is available leasehold at a quoting rent of £20psf, though freehold offers may be entertained. Design and build opportunities from 15,000 sq ft are also available.
